Townhouses For Rent In Dubai

A townhouse is a popular choice for families who need more room than an apartment but do not need a large villa. Most come with a small garden and parking at the door.

Why Tenants Choose Townhouses

  • Two or three floors with separate living and sleeping areas
  • A small private garden
  • Community pools, parks and play areas
  • Lower rent than a villa in the same community

Before You Sign

Check the condition of the air conditioning, ask about the community rules for pets and confirm the number of cheques. We cover all of this before the contract is signed and registered with Ejari.

Ask when the air conditioning was last serviced and whether a deep clean is included before handover. These points are easy to agree before signing and hard to argue about later.

Middle Or End Unit?

End units usually have more windows, more privacy and a bigger garden, and they rent for a little more. Middle units are often better value and can be easier to keep cool in summer. We show you both where available, so you can decide what the extra space is worth to you.

Move In Costs

Plan for a security deposit of 5% of the yearly rent for an unfurnished home, the agency fee of around 5%, Ejari registration and the refundable DEWA deposit. The 5% housing fee is then added to your monthly DEWA bill. Our renting guide explains each cost.

Your Rights At Renewal

Rent increases at renewal are capped by the rental index, and the landlord must give you 90 days’ notice of any change. You can check what your landlord is allowed to charge on the official rental index calculator.

Choosing A Community

Townhouse communities in Dubai vary a lot. Some are close to the city and fully established, while newer ones further out offer more space for the rent. Look at the drive to work and school at peak hours, the shops inside the community and how busy the shared pools and parks get. We share this with you before you view.

Families with young children often prefer a unit close to the community play area, while others prefer a quieter street at the edge. Tell us which matters more to you and we will plan viewings around it.

Moving Out

Take photos of every room on the day you move in and keep them safe. When you leave, the landlord compares the home with its original condition before returning your deposit, so these photos help settle any questions quickly.

Frequently Asked Questions

Is a townhouse cheaper to rent than a villa?

Usually yes. In the same community, a townhouse with the same number of bedrooms normally rents for less than a standalone villa, because the plot and garden are smaller.

Can I paint or change things in a rented townhouse?

Small changes need the landlord’s written approval, and many contracts ask you to return the home in its original condition. Agree any changes in writing before you start.

How much notice do I need to give to leave?

Your notice period is set in the tenancy contract, often 60 or 90 days before the end date. Leaving early can mean a penalty, so check that clause carefully before you sign.

Do townhouses come furnished?

Most townhouses in Dubai are rented unfurnished, though kitchens usually come with built in appliances. Some landlords offer furnished units for a higher rent. Tell us which you prefer and we will filter the shortlist for you.
