Villas For Sale In Dubai

A villa gives you space that is hard to find anywhere else in the city: a private garden, more bedrooms and often a pool. We help you choose the community first, because schools, traffic and the community’s rules shape your daily life more than the house itself.

Villa Communities Our Clients Ask About

  • Palm Jumeirah for beachfront villas
  • Damac Hills for golf course living
  • Dubai South for newer communities near the new airport
  • Other established communities across Dubai, matched to your budget

What To Check Before You Buy

Check the service charges, the age of the villa and any extensions that may need approval. For an older villa, we arrange an inspection so you know about repairs before you agree a price.

New Villa Or Established Community?

A new villa from a developer comes with modern layouts and a warranty, but trees and facilities in a new community take a few years to mature. An established community has shaded streets, settled neighbours and schools already running, but older villas may need updating. We help you weigh both based on how long you plan to stay.

Plot, Layout And Orientation

Look beyond the number of bedrooms. A larger plot gives you more garden and room for a pool later. A villa facing a park or golf course usually holds its value better than one backing onto a main road. Orientation matters too, because a garden in full afternoon sun is hard to use for much of the year. We note all of this on every villa we show you.

Costs On Top Of The Price

The 4% Dubai Land Department transfer fee applies to villas as well, plus the trustee office fee and agency fee. If you plan to borrow, remember that an expat buying a first home above AED 5 million can borrow up to 65% of the value. Our buying guide explains each cost.

Buying A Villa From Abroad

Many of our villa buyers live outside the UAE. We film every villa on your shortlist in full, including the garden, the roof and the street outside, and we answer questions on a live video call. If you decide to buy, the transfer can be completed through a power of attorney, so you only need to travel when you are ready to move in.

Frequently Asked Questions

Which villa communities are best for families?

It depends on your budget and where you work, but families often look at communities with schools nearby, green spaces and a quiet street layout. Tell us your budget and the schools you prefer and we will suggest communities that fit.

Can I extend or renovate my villa?

Many communities allow changes, but most need approval from the master developer and sometimes the municipality first. We check whether any extension on a villa you are buying was approved, so you do not inherit a problem.

Are service charges lower for villas?

Villas often have lower service charges per square foot than high rise towers, but the total can still be significant in communities with large shared facilities. We include the exact figure in your shortlist.

Do I need a survey before buying a villa?

It is not required by law, but for any villa that is more than a few years old we strongly recommend a professional inspection. It shows problems with the roof, the plumbing, the air conditioning or the pool before you agree a price, and the report often helps you negotiate the cost of repairs off the price.
